Six Questions Every Homeowner Should Ask Their Estate Leader in August

August Is the Beginning of Next Year

Most people think strategic planning begins in January.

I don't.

By the time January arrives, budgets have already been approved, bonuses have been paid, projects are underway, and everyone is reacting to problems that should have been identified months earlier. January isn't the beginning of the planning season. It's the beginning of execution.

In private service, I've always considered August the turning point.

Summer travel begins winding down. Families return home. Before long, calendars fill up, holiday plans take over, and everyone slips back into the rhythm of daily operations. It's one of the last opportunities Estate Leaders have to step away from the constant demands of the job and think strategically about the year ahead.

That's why many of my most important conversations with homeowners and Estate Leaders happen in August.

Not because anything is wrong.

Because this is the ideal time to ask better questions.

1. Are We Prepared for Next Year?

The first conversation has very little to do with maintenance schedules or project lists.

Instead, I want to understand where the family is headed. Are they purchasing another residence? Planning a renovation? Will children be leaving for college or returning home? Are parents aging? Will accessibility become a consideration in the near future?

The best estate organizations don't simply react to changes in a family's life. They anticipate them and begin preparing long before they become urgent.

2. Do We Have the Right People?

This conversation isn't about whether another employee should be hired.

It's about whether the organization has the right people in the right positions to achieve the family's goals. Who deserves greater responsibility? Who needs additional coaching? Is someone carrying too much of the workload? Is burnout becoming a concern?

Exceptional organizations don't wait for a resignation letter before they begin thinking about staffing.

3. Where Should We Invest?

One of the biggest mistakes I see is reviewing last year's spending instead of discussing next year's investments.

I don't want to know only what was spent. I want to know what should be invested over the next twelve to twenty-four months.

Which mechanical systems are nearing the end of their useful life? Which capital improvements should be completed before they become emergencies? What technology should be upgraded? Where can thoughtful investment today prevent significantly greater expenses tomorrow?

4. What Keeps You Awake at Night?

This may be the most valuable question an Estate Leader can answer.

Every experienced leader has something that worries them. It may be an aging electrical panel, wildfire risk, cybersecurity, deferred maintenance, staffing concerns, insurance exposure, or water intrusion.

Whatever it is, I want to hear about it now—not after it becomes tomorrow's emergency.

5. Would Every Home Deliver the Same Experience?

This question goes beyond housekeeping.

If the family arrived at any residence tomorrow, would it feel like home?

Would the Wi-Fi work? Would the pantry be stocked? Would the guest rooms be prepared? Would the family's favorite beverages already be chilled? Would every residence reflect the same operational standards as the primary home?

Consistency doesn't happen by accident. It's the result of intentional leadership.

6. What Does Success Look Like One Year From Now?

Finally, I like to end the meeting by looking twelve months ahead.

If we were sitting together next August, what would have happened for both the homeowner and the Estate Leader to confidently say,

"We've had an extraordinary year"?

Not because the team survived another busy season.

Because the organization improved.

Because the operation became stronger.

Because risks were reduced.

Because the family's experience became more consistent across every property.

Because leadership became more intentional.

Why August Matters

Most homeowners think January is the beginning of the planning season.

I believe August is.

It's when exceptional Estate Leaders step away from the daily noise, evaluate the organization, establish priorities, build budgets, and create the roadmap for the year ahead.

The best-run estates aren't managed one emergency at a time.

They're led with intention.
